in the County of Northampton
Upon certain Trusts

Inrolled in his Majesty’s high Court of Chancery the twelfth day of August in the year of our Lord 1830 being first duly stamp’t according to the tenor of the Statutes made for that purpose

This indenture made the fifth day of March in the year of our Lord one thousand eight hundred and thirty. Between John Christopher Mansel of Cosgrove in the County of Northampton Esq of the one part and Harris Baker of Cosgrove aforesaid Yeoman and Churchwarden of the Parish of Cosgrove aforesaid Thomas Theophilus Dawson of Cosgrove aforesaid Churchwarden of the said parish Joseph Kinch of Cosgrove aforesaid Yeoman and Overseer of the Poor of the said parish and William Timbs of the parish of Cosgrove aforesaid Butcher and also Overseer of the poor of the said parish of the other part Whereas the said John Christopher Mansel is seized of and well entitled to the fee simple and inheritance in possession free from encumbrances of and in the messuages cottages or tenements hereinafter described and intended to be hereby conveyed and assigned with the garden and appurtenances thereunto belonging And whereas the said John Christopher Mansel is desireous and hath proposed and agreed to convey and assign the aforesaid messuages cottages or tenements and hereditaments with their appurtenances unto the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs Churchwardens and Overseers of the Poor of the parish of Cosgrove aforesaid upon the trusts for the purposes and subject to the powers provisos declarations and agreements hereinafter expressed declared and contained concerning the same Now this Indenture Witnesseth that in pursuance and performance of the said proposal and agreement in consideration of the sum of Ten Shillings unto the said John Christopher Mansel  haus ? paid by the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs at or before the sealing and delivery of those presents the receipt whereof the said John Christopher Mansel doth hereby acknowledge He the said John Christopher Mansel Hath bargained and sold And by these presents Doth bargain and sell unto the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs Churchwardens and Overseers of the Poor of the Parish of Cosgrove aforesaid All those two messuages cottages or tenements situate standing and being in the Village and Parish of Cosgrove aforesaid near a Place called Loggard’s Stile and late in the possession of John Albright and Joseph Atterbury Together with two barns late in the occupation of the said last mentioned persons and a garden late in the occupation of the said John Albright and also part of a Garden late in the occupation of the said Joseph Atterbury All which said Premises hereby bargained and sold or intended so to be contain by estimation from east to west ninety one feet or thereabouts and from north to south sixty five feet or thereabouts and are bounded towards the north side by the Street of the Village of Cosgrove aforesaid and towards the east by a certain Lane called Loggard’s Lane and towards the south by a pasture ground belonging to the said John Christopher Mansel and now in the occupation of John Ballams [Battams] and towards the west by the remaining part of the said Garden late in the occupation of the said Joseph Atterbury and by a Stable in the occupation of the said John Ballams [Battams] Together with all and singular outhouses offices and buildings walls mounds fences ways paths passages waters watercourses lights covenants profits commodities privileges advantages emoluments and appurtenances whatsoever to the said messuages cottages or tenements hereditaments and premises hereby or intended to be hereby bargained and sold belonging or an any wise appertaining or accepted reputed deemed taken or known as part parcel or member thereof And the reversion and reversions remainder and remainders rents issues and profits thereof And the estate right  title interest use trust benefit property power claim and demand whatsoever both at Law and in Equity of the said John Christopher Mansel into or out of  the same Premises or any part thereof To have and to hold the said messuages cottages or tenements and all and singular other the hereditaments and premises hereby bargained and sold or intended to be with their Appurtenances unto and to the use of the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers of the Poor for the time being of the Parish of Cosgrove aforesaid Upon Trust and for the several Trusts intents and purposes and with under and subject to the powers provisos declarations and agreements hereinafter expressed declared and contained of and concerning the same (that is to say Upon Trust) to permit and suffer the same to be used and appropriated as a Workhouse for the reception and employment of the Paupers of the Parish of Cosgrove aforesaid or for such other purposes or objects as to the major part of the inhabitants and occupiers as…ed to the relief of the Poor in vestrey assembled shall seem meet and convenient Provided always and it is hereby declared and agreed to be the true intent and meaning of the said parties to those Presents That it shall  and may be lawful for the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers of the poor for the time being of the Parish of Cosgrove aforesaid and they  are hereby authorised and empowered at any time or times hereafter by and with the consent of the owner or owners proprietor or proprietors for the same time being of the greater part in value of the Lands situate in the parish of Cosgrove aforesaid  absolutely to sell allow and dispose of the said messuages cottages tenements and hereditaments or premises hereby bargained and sold or intended to be or any part or parts thereof with their appurtenances and the fee simple and the inheritance thereof  to any person or persons whomsoever and either by public auction or by private contract and in order to effectuate such sale or sales to revoke and make void all and every the trusts intents and purposes hereinbefore mentioned expressed declared and  contained of and concerning the same Premises and to limit declare or appoint such use or uses estate or estates trust or trusts thereof and to convey and assure the said messuages cottages tenements and hereditaments or premises or any part thereof in  such manner as shall be required by the purchaser or purchasers thereof or his her or their heirs And that the receipt and receipts of the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs or their Successors  Churchwardens and Overseers of the Poor of the Parish of Cosgrove aforesaid for the time being shall be a sufficient discharge or sufficient discharges to the purchaser or purchasers of the same Premises for all or such of his her or their  purchase monies as shall be therein acknowledged or expressed to be received Provided also and it is hereby further agreed and declared by and between all the said parties to these Presents that in the event of Such Sale of the  the said messuages cottages or tenements garden hereditaments and premises as aforesaid the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs or their Successors Churchwardens and Overseers  as aforesaid shall stand and be possessed of the surplus monies arising therefrom after payment and satisfaction of all costs charges and expences incident thereto Upon and for such trusts intents and purposes as such the aforesaid owner or owners proprietor or proprietors shall direct or appoint And the said John Christopher Mansel for himself his heirs executors and administrators Doth covenant grant and agree with and to the said  Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers of the Poor of the parish of Cosgrove aforesaid that the said messuages cottages or tenements hereditaments and premises hereby bargained and sold or intended as to be with their Appurtenances shall and may from time to time and at all times hereinafter remain continue and be vested in the said Harris Baker Thomas  Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers as aforesaid upon and for the trusts intents and purposes hereinbefore expressed and declared concerning the Same free from all claims eviction or interruption of or by him the said John Christopher Mansel or his heirs or any person or persons claiming under or in trust for him or them And further that he the said John Christopher Mansel and his heirs  and all and every other persons or person having or lawfully or equitably claiming or to claim any estate right title trust or interest in to or out of the said hereditaments and premises hereby bargained and sold or intended so to be by from under or in trust for him or them shall and will from time to time and that all times hereafter upon the reasonable request and that the proper costs and charges in the Law of the said trust estate and premises make do acknowledge long suffer and execute or cause and procure to made done acknowledged levies suffrage and execute All and every such further and other acts deeds conveyances and assurances in the Law whatsoever for the further better more perfect and absolute conveying assuring and confirming all and Singular the said messuages cottages or tenements hereditaments and premises hereby bargained and sold or intended as to be with their Appurtenances unto the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers as aforesaid Upon and for the trusts intents and purposes and subject to the powers herein before expressed declared and contained of and concerning the same Be the same by fine or fines common recovery or common recover or any other matter of record or not of record or otherwise howsoever As by the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their successors or their Counsel learned in the Law shall be lawfully and reasonably devised or advised and required And Lastly that the said John Christopher Mansel his heirs executors administrators or assigns shall and will from time to time and at all times hereafter unless prevented by fire or other inevitable accident upon reasonable notice at the request of the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs and their Successors Churchwardens and Overseers of the Poor for the time being of the Parish of Cosgrove aforesaid and at their costs and charges Produce and show forth or cause and procure to be procured and shown forth unto their Successors and assigns Churchwardens and Overseers of the Poor for the time being or their Counsel Attorney Solicitors or Agent or in any court or courts of Law or equity or upon any motion petition examination commission trial or hearing or otherwise as occasion shall require certain Indentures of Lease and release bearing sale respectively the seventeenth and eighteenth days of April one thousand eight hundred and five the release being made between Edward Rand of the first part and John Morgan of the second part and the said John Christopher Mansel of the third part for manifesting evidencing maintaining defending and providing the right interest title and estate of the said Harris Baker Thomas Theophilus Dawson Joseph Kinch and William Timbs  and their Successors Churchwardens and Overseers of the Poor as aforesaid of in and to the said messuages cottages or tenements hereditaments and premises in before bargained and sold or intended to be sold And also shall and will at the like request and at the like costs and charges make and deliver or cause to be made and declared unto them a true and attested or other Copy of or Extract from the same Indentures respectively and shall and will keep  and reserve the same Indentures respectively whole uncontrolled and unobliterated Casualties by fire or other inevitable accident as aforesaid only excepted. In Witness whereof the said Parties to these Presents have hereunto set their hands and seals the Day and Year first above written.
