Abstract of the Title 1881
of
Major Harry Grant Thorold to an Estate situate in the Parishes of Cosgrove and Furtho in the County of Northampton
7th October 1881 BY INDENTURE of this date made between John Christopher Mansel of Cosgrove Hall in the County of Northampton Esquire of the 1st part George Christopher Mansel of No. 23 Aynlye Road West Kensington in the Coy of Middlesex Esquire of the 2nd part and Alexander William Thorold Grant Thorold of Weelsby House in the Coy of Lincoln Esquire of the 3rd part. ( By the Will of John Christopher Mansel leaving after his decease Geo. C. Mansel the estate for his life. J. C. Mansel agreed with A. W. T. G. Thorold for the sale to him for the sum of £9,000 of the hereditaments for an estate for the life of the said J. C. Mansel. And the said G. C. Mansel agreed with A. W. T. G. Thorold for the sale to him for the sum of £21,500 for an estate of inheritance on the death of J. C. Mansel.

The Third Schedule
First Part
ALL THAT the Manor of Cosgrove otherwise Covesgrove in the Coy of Northampton with the rights members & apppurts thof And ALL that messe or tenement & Water Mill commonly called or known by the name of Cosgrove Mill with the buildings & appurts to the same belonging And all that piece of ground whereon the sd Mill then or formerly stood also all that plot or piece of ground called Millbank and also all that the Manor House theretobefore belonging to & occupied with the Farm called Great Farm otherwise the Lower Farm theretofore in the tenure or occupation of Thos. Ewesden and then Jabez Scrivener And all that messe theretofore occupied with the farm commonly called Upper Farm with the barns stables outhouses orchards and gardens thrto belonging late in the occupation of Wm. Clarke and all that close of pasture called the Home Close next adjoining the sd messe contg by estimation 1 acre & a half & all that close of pasture in Cosgrove afsd called Pond Close contg by estimation 1 acre & also all those sevl closes or inclosed grounds and heredits site lying & being in Cosgrove afsd called by the sevl names & contg the sevl quantities thrinar mentd be the same more or less respectively that is to say lstly All those several closes or inclosed grounds with their appurts site in Cosgrove afsd adjoining eash other & called by the sevl names of the Lawthern containing 12a. 13r. 35p. and Middle Moor containing 1r. 28p. and also All that close or inclosed ground called Hovel Close containing 16a. 2r. 21p. adjoining the two last mentd closes which sd closes or inclosed grounds containing 16a. 2r. 21p adjoining the two last ment closes which sd closes or inclosed grounds called Lawthern and Middle Moor together with 2a. 1r. 39p. being the Great Close called Hovel Close comprised the 1st allotmt of 23a. 3r. 22p. made on the inclosure of the open common Fields of Cosgrove afsd to John Biggin all which sd three sevl closes or inclosed grounds were formerly in the tenure or occupon of Wm. The Bottom Meadow 1a. 2r. 11p. and the Homestead 2r. 0p. which sd 4 sevl closes or inclosed grounds last mentioned were then formerly in the tenure or occupation of Thos. Dawson and the Arable Field contg 9a. 2r. 39. then formerly in the occupon of Mrs. Eliz. Gibbs and also all that Malting Cottage and close contd together 1a. 2r. 2p. then formerly in the tenure or occupon of Daniel Warren and also all that inclosed ground then or late divided into and let in small allotments for gardens to John McWilliams & others & contg 2a. 2r. 36p. which several closes 2ndly thrinbefe described together with certain lands belonging to and then or then late occupied with the Mansion called the Priory and certain other lands forming two closes & sold to or then belonging to Mrs. Nasby and the residue of the sd close called Hovel Close cntd 14a. 0r. 22p. the 3rd & 4th Allotmts of 178a. 0r. 13p. and 8a. 0r. 38p. made on the said inclosure to the sd John Biggin Thirdly All those sevl closes called Upper Ox House Close contg 16a. 0r. 9p. Ox House Close 17a. 0r. 30p. Lower Ox House Close 25a. 3r. 30p. and Little Meadow 6a. 1r. 23p. all which closes were then in the tenure or occupon of the sd Jabez Scrivener and comprised the greater part of the 5th & 6th allotmts of 83a. 1r. 16p. and 1a. 2r. 38p. made on the sd inclosure to the sd John Biggin Fourthly All that close or inclosed ground site lying & being in Cosgrove afsd contg 11a. 2r. 38p. or thereabouts called by the name of the Plantation meadow & formerly in the occupon of George Griffin which sd close comprised the 1st Allotmt of 10a. 0r. 18p. allotted to John Rye on the sd inclosure and 1a. 2r. 20p. Old Inclosure added thrto 5thly All those two Closes or enclosed lands with the appurts site lying & being in Cosgrove afsd called by the sevl names of Two Home Close together with the Homestead & small piece of land attached contg in the whole 12a 2r. 26p. or thereabouts then also in the occupon of the sd Jebez Scrivener also all that small close or inclosed ground adjoining or near to the said messe or tenement called the Manor House which sd last mentd close was then also in the occupon of Jabez Scrivener and together with the sd two closes called the Homeclose and Homestead & piece of land attached comprised the 2nd Allotmt of 14a. 0r. 23p. made to the sd John Rye on the sd inclosure Sixthly all those sevl closes or inclosed grounds lying and being in Cosgrove afsd called by the sevl names and contg the quantities following (be the same more or less resply) that is to say Middle Gate Field contg 21a. 3r. 0p. Rick Yard Piece 7a. 2r. 30p. The Warp Field 17a. 3r. 30p. and the Home Field 9a. 3r. 36p. then or then formerly in the tenure or occupon of Thomas Ayres and Fourteen Acres contg 14a. 2r. 30p. then or then formerly in the tenure or occupon of the sd W. Clarke which sevl closes or inclosed grounds contg together 76a. 0r. 6p. and comprised exclusive of certain pieces of inclosure added to the sd closes or inclosed grounds or some or one of them the 3rd Allmt of 70a. 2r. 37p. made on the sd inclosureto the said John Rye Seventhly All that close or inclosed ground called the Seven acre piece contg 6a. 3r. 25p. Eight Acre Piece 7a. 3r. 35p. & Nine Acre Piece 9a. 2r. 0p. contg in the whole 24a. 1r. 23p. which sd last mentd sevl closes or inclosed grounds the 3rd Alltmt of 23a. 2r. 0p. made on the sd inclosure to Martha Gurney and were then formerly in the tenure or occupon of the sd W. Clarke Eightly All that meadow in inclosed meadow ground contg 27a. 0r. 25p. bounded on the East by the River in Cosgrove afsd and were then or then formerly in the occupon of the sd W. Clarke and also all that close or inclosed meadow ground called Gibraltar Meadow contg 6a. 3r. 10p. in the occupon of Thomas Dawson bounded on the East by the Lordship of Castlethorpe on the South by Cosgrave Green on the West by a meadow called Plantation Meadow then or then formerly in the occupation of G. Griffin and on the North by the road leading to the Priory situate in the sd Parish of Cosgrove.
The Second Part of the Third Schedule
All that messe tenement or farm house with the barns stables & outbuildings to the same belonging situate standing and being in Cosgrave otherwise Cosgrove afsd and also those sevl closes or pieces or parcels or inclosed arable meadow or pasture ground contg together 188a. 1r. 22p. or thereabouts more or less called or known by the sevl names of the Hawkes Poles Daw Furlong North Leys Moor Leys Pebley Close Sandyland Reeves Close Hisworth Hades Lower Hisworth Upper Hisworth The House Close The North End of Hisworth Meadow The South End of Hisworth Meadow Blacklands and Mackroods or by whatever name or names the sd sevl closes or inclosed grounds or any of them were then or were then formerly sevly called or known or distinguished and which sd sevl closes or inclosed grounds were all site lying and being in the sevl parishes Lordships or Liberties of Cosgrave otherwise Cosgrove afsd Potterspury Passenham and Furtho in the said Coy of Northampton some or one of them and were together called or known by the names of Hisworth Farm which sevl closes or inclosed grounds belonging to or by the name of Hisworth Farm were comprised in 2 sevl parcels or allotmts of land the one of them containing 65a. 1r. 39. & the other 145a. 2r. 27p. which at the time of the inclosure of the open and common fields of Cosgrove afsd exclusive of Brown Wood Green and Henson Field in the sd parish were set out allotted & awarded by the Commissioners appointed by the Act of Parliament made and passed in the 7th year of the reign of King George the 3rd for dividing and inclosing the sd open and common fields unto and for John Mansel deceased Father of J. C. Mansel deced. for and in lieu of certain lands grounds intts of common and rights and properties within the said open & common fields & which sd messe tenement or farm & sevl closes or inclosed grounds were then formerly in the sevl tenures or occupons of John Horn and William Hays or some or one of them and afterwards of John East

22nd August 1887 BY INDENTURE of this date made between the said A. W. T. G. Thorold of the 1st part and the said C. W. Holbeck R. H. Murray J. B. A. Acland of the 2nd part the said J. C. Mansel of the 3rd part Jno. Wm. Smith of the 4th part Jno. Jepson Atkinson of the 5th part & Henry Jas. Wilkinson and Francis Wm. Bailey of the sixth part in conson of the sum of £4,150 to the sd J. C. & A. W. T. G. Thorold paid by the said J. J. Atkinson the said C. W. Holbeck R. H. Murray J. B. A. Acland J. G. Hoare and J. C. Mansel as Mtgees & the said A. W. T. G. Thorold as Beneficial Owner conveyed & confirmed in the 1st Schedule thrto & delineated in the plan thron & Nod. 90, 91, 92, 93, & 94, Together with a right of access to and from a well or spring in field No. 3 on the said plan
To HOLD the same unto the said J. J. Atkinson & his heirs freed from the said Mortgage debt of £4,800 secured by Indre of the 14th April 1849 & the said Mortgage debt of £9,000 secured by the hereinbefore absted Mem. of the 8th Octr. 1881 and all intt for the same
TO THE USE & subject to the powers of the Will of the late Jas. Atkinson decd. DECLARATION that the ad J. J. Atkinson his heirs or assns should have the option (subject as thrin contd) on giving notice in writing to the said A. W. T. G. Thorold his heirs and assns or to his or their solrs at any time within 10 years from the date throf to purchase the hereits comp in the 2nd Schedule thrto & Nod. 35, 36, & 37 on the said plan for £2,000 upon the terms in the said Indre mentd.

Mansel of the 3rd part & the said J. J. Atkinson of the 4th part in conson of the sum of £1,390 to the said A. W. T. G. Thorold paid by the said J. J. Atkinson the said C. W. Holbeck R. H. Murray J. B. A. Acland & H. G. Hoare & J. C. Mansel as Mtgees & the said A. W. T. G. Thorold as beneficial owner conveyed to the said J. J. Atkinson all the hereits described in the 1st Schedule thrto & delineated in the plan thron & Nod. 85, 86, 87, & 88
TO HOLD the same unto & to the use of J. J. Atkinson freed from the Mtge debts thron
23 August 1887 MEMORANDUM as follows indorsed on Mem. of Agreement of the 8th Oct. 1881 as follows N.B. On the 23rd August 1887 the within named A. W. T. G. Thorold paid off the within written debt £9,000 the sum of £4,000 leaving due on the within security £5,000 only with interest.
22nd July 1891 BY INDENTURE of this date made between the said A. W. T. G. Thorold of the one part & Harry Grant Thorold of Cosgrove Hall aforesaid Esquire of the other part said that A. W. T. G. Thorold was desirous of making such settlement of the hereditaments & premises thereinafter referred & intended to be thereby conveyed & of all rights and benefits in connection therewith for his son Harry Grant Thorold subject nevertheless to & in conson of an annual sum or yearly rent charge of £200 payable to the said A. W. T. G. Thorold for his life and after his decease to Anna Hamilton Grant Thorold his wife if she shall survive him
26th June 1893 John Christopher Mansel appointed his wife Katherine Margaret Mansel sole executrix
27th May 1895 J. C. Mansel died at Cosgrove without altering his Will and without leaving male issue him surviving
1st January 1896 GRANT of Letters of Administration de Bonis Non to Frances Charlotta Randolph the wife of the Revd Rodney Granville Randolph of Willen Vicarage - until Katherine M. Mansel became of sound mind
9th January 1996 Katherine Margaret Mansel died at Cosgrove
26th February 1896 Letters of de Bonis Non to estate of J. C. Mansel to the said Frances Charlotta Randolph by the Northampton District Regy.
27th November 1896 C. W. Holbeck R. H. Murray and J. B. A. Acland as Mortagees thereby conveyed unto the said H. G. Thorold and his heirs ALL The Manors or Lordship Mansion houses messuages Farms Lands and hereditaments - SAVE AND EXCEPT such part thereof as has been sold and conveyed to John Jepson Atkinson as recited in the Indenture of Conveyance mentioned in the 2nd part of the said Schedule thereto.
30th November 1896 BY INDENTURE of this date made between the siad H. G. Thorold of the 1st part the said A. W. T. G. Thorold of the 2nd part & Mary Clark the wife of John Henry Clark of Market Harborough Saddler of the 3rd part - a mortgage of £22,000 after the rate of £3.10. per ann (mortage for 6 years)
The Schedule
ALL the estate & intt of them the said A. W. T. G. Thorold (if any) and H. G. Thorold of and in All the Manor or reputed Manor of Cosgrove aforsaid together with the Court Leet & Court Baron & other Courts thereto appurtenant & belonging and all and singular the waste lands in the Parish of Cosgrove aforesaid
All and every the several lands farms Mansion houses and hereditaments & premies thereinafter mentioned
THE Masion at Cosgrove with the outbuildings premises and appurtenances thereto belonging in the occupation of the said H. G. Thorold.
